If you are or plan to be a first time home buyer, it’s very important to get yourself acquainted with the steps involved before buying your first home. The home buying process can have its twists and turns, and it’s perfectly normal. But if you can understand the process then you’ll be able to handle anything that comes your way, with no fear. Here’s a list of important things to know before you make the big plunge of buying your first home.
The first thing that you need to take into consideration is how much can you afford? This is the first step to beginning to purchase a home. How you begin to figure this all out is by checking your credit report. The better the credit rating the less interest you will pay. The second step in this process is to get pre approved for a mortgage.
There is a couple of ways that you can do this. The first is through a mortgage lender. Or you can get it done through a broker. Make sure that you are looking out for frequent payment options and prepayment options. The reason that you will want to do this is because it will help knock off some years from your mortgage. Another thing to keep in mind is to make sure to settle for comfortable monthly payments. Then upon pre-approval for a loan, you will then know your price range to begin shopping for real estate.
The next step is to find an agent that will meet all of your needs. This is very important because finding a good, reputable Real Estate Agent will help you in locating a property in the location that you are looking for. Your agent will also know where to help you look for properties, while keeping your price range and preferences in mind. There is no point in looking at properties that are out of your price range or that are just not up to your standards.
Before you go to speak to a real estate agent make of list of what you want. Kind of like a wish list. In list make sure that you include of all the specifications you want in your home. List them in the order that is most important to you based on wants and needs. Then mark out the aspects you are willing to compromise on, in case you may need to do so. Be prepared to give a little on your list.
Do a little research on your own check out different neighborhoods. Let your agent aware of what you have found and then they will be able to start hunting for your dream home or maybe just your starter home. It’s good to consider factors like safety, school districts, freeway access, recreational options, work commute time, shopping facilities, local hospitals, etc.
Make sure you shop around. Don’t just look at a few and then try to see which one will kind of fit into your list. It’s very important to check out a sufficient amount of real estate before making a commitment. If you develop a sense of comparative values of each neighborhood, your real estate agent can help you with the valuation. Once you have found the house that you want, it’s important to compare its price with others in the area. Your real estate agent will be able to help you with this. If all looks good, write an offer.
Make sure that you check the records. This is very important because you do not want to be blindsided later. Check on the title or any judgments and liens against the property. This is a long process so, be patient. You will need to have an inspection done to the home that you are purchasing. It’s wise to consult your real estate agent to be sure that you obtain any professional inspections necessary to answer questions you may have about the property. Concerns you have include: the condition of the roof, foundation, wall, plumbing, electrical, windows, etc.
The next step is to get a first Year Home Warranty. Now this is not required but I strongly recommend it. The reason behind this is because it will take care of any repairs or replacements that may arise within the first year on major systems and appliances making for a more peace of mind.
